@Lamontis Gardner I've certainly noticed that shortage since moving here...while there aren't a ton which are listed, wholesalers are always finding and marketing them so maybe link up with a few. Or you can even get creative and use the 203k to do a SFR > MF conversion assuming the zoning allows...I still think the bang for your buck will be in room rentals... Just my 2¢👍🏾

@Kelvin McNeil Jr Hey Kelvin! I'm going to reach out to the GC I've worked (unfortunately he is engaged in a big out of state project so can't help you out) with and get you a name. I'd steer you away from anything short of a direct referral to get the work done though... So many fly by night companies out here! Maybe reach out to your local REIA for someone on their approved vendor list?

MF's are normally appraised by how much revenue they generate although as yours will be purchased as a SFR I presume it will be appraised as such...

@Robert Hursey how did you make out with the trust? I'm looking at doing the same although in Georgia but I suspect the process is the same.

@Mitch Messer would you also provide me with that contact info kind sir? Also, how did the rest of you fare with the process? I've used the loan in the past to buy/renovate a duplex in NY although am getting my ducks in a row to use it in GA for the first time in order grab a MF and do some house hacking so any guidance would be appreciated (contractors, HUD consultants, lender, underwriter). Thanks BP'ers

Definitely! I just learned the other day you can even throw a commercial space in there if it's less than 49% of the total square footage! Go crazy Lamontis!

Hey Lamontis. Properties with in-law suites aren't the most common type so you may have to find a place with a finished/unfinished basement and do a build out. Maybe look at FHA 203k...google it..At the end of the day if the numbers make sense in your area then it's pretty cut and dry...Also if your circumstances allow you may want to actually reside in the in-law and rent out the rooms individually in the house which will almost certainly generate more revenue.
