Hi Bigger Pockets Community! My name is Marc, I do flips, rentals and do a little bit of wholesaling in Houston, TX with my partner. We usually use a hard money lender for all of our flips and a traditional lender for our rentals but we recently came across a private money lender that is open to funding all of our deals! (Exciting!!)  BUT since we have never done this before we aren't sure whether to offer equity of profits or maybe just points and interest like we would with hard money lenders. We think this is a good opportunity to establish a good relationship with him and eventually expand into larger deals together. We would appreciate any advice from anyone that has successfully done this before or that has any information on what would work best for all parties. Looking forward to chatting with some of you!

I've used Ambit Energy for about three years and they are very efficient and always have the best rates.

Man, great infomation. Thank you everybody. Right now the main thing for me is to learn as much as I can. I was fortunate enough to find a cash buyer that is willing to show me more of the houston market and kinda guide me through the process for the first few times. I do have to bird dog for a while but the way I see it is you gotta start somewhere right?

Another question I had was.. what are going to be the price ranges I should be looking at? I know the name of the game is negotiating but I need to know what some good scenarios would be.

Hello everybody

So I was told to find cash buyers before I started looking for the actual houses to wholesale. Which in houston I have found countless but few that are actually willing to sit down and talk with me to see what they are looking for. On the other hand I have had a few take the time to chat with me so i'm positive I can start searching for some sellers. The only issue is that I am stuck on where to go next. I know I need to market bandit signs, mailers, etc. My question is where do I start, where do I send these mailers? Should I stick in one general area or venture out? Information on this topic would be great bigger pockets!

Hello everybody!

So this is my first time ever being on bigger pockets and I have to say it is incredible how much information there is. I have been searching everywhere for information and advise on wholesaling. My plan is to gain capital and eventually get into the big time investing.. I've seen both opinions on wholesaling. Some people thing it is bad and say you are lucky if you make any money and others say it is a good way to gain capital. I just really need some input from everybody! I really think bigger pockets will get me to where I need to be!
