@Antoine Martel I agree with you, finding a deal in this market is not easy. I have a few leads I am pursuing right now that look promising but it's no easy thing. Thanks for the advice.

In fact, I joked that if they are a REALLY motivated seller, you could just about send them a letter that says, "You're an idiot! Now sell me your house!" and they would still call. :)

Hey Im selling a great student housing deal thats perfect for investors...

NOI: $143,100 (management not deducted so about $126K after taking 10% of rents off for that)
One has 3-3br, 7-2br and 1-1br. They have a laundromat in the building and each room rents for $1900/semester, except the 1br rents for $2100.

Another has 5-2br and

and the Last one has 6-2br. Each unit has a washer and dryer in it. Each room in those building rent for $2100/semester.

The building consists of 6 units that are all 2 bedroom / 1 bathroom and are approximately 750 sq. ft. It is fully occupied right now. All units are currently rented for $475 a month. No Section 8. I am told this is a decent area, however buyer to verify.
