So, a year later this project drags on ... and it's getting expensive ... very expensive ... but I do want to finish it, because I need at least ONE successful project and property that's performing. Since I haven't made a penny from real estate after all the effort ....
There's been drama with contractors, funding issues, scope changes, drama with the HML ... and I've had to practically start over within the past several months. The silver lining is that at least the value is going to be much higher than I planned or realized when it's finished if I add the proper finishes. And it'll rent for more than expected.
The future projects absolutely will not last this long. I'll plan to work with a mentor and try to get in-out in less than 60 days in the future ... this has been an exteme challenge. I may even need a mentor to get this one to the finish line ... lol ...
But when all is done it'll be something to be proud of and I hopefully, finally should make some good money .... And I'll have a master's degree in experience from the school of hard knocks

I'm a relatively new investor looking for a mentor. I have dabbled in Real Estate in the past off and on over the past few years. I haven't experienced the success I'm seeking yet. I believe working with someone who can guide/advise would be wise to make sure my current and next projects are successful. I've already been through one of the course(s) that you see on TV, and then I've had some hard knocks from trying to do it myself. Now I'm ready to get it right.
Currently, I two properties that have been started and have stalled for various reasons ... Both duplexes in PA. They need a medium / medium plus rehab. I'm sure I could "figure it out", but there's a lot of decisions that have to be made that could be a great teachable opportunity. I'm HAPPY to do all the work - but someone can see the finish line and definitively get me there ... who can help with decisions and direct guidance would probably be ideal. Concrete advice, options, direction based on experience would be great. I just want to get it right, and it done. So far I've invested a significant amount into RE but haven't seen a penny in profit yet .. 3rd times a charm!
Please message me if you're interested, or if you're able to refer someone. One of the properties is funded by a hard money lender so getting the rehab finished, tenanted and refinanced is critical - i'm already several months in. The goal with this property is to fix and rent/keep (become a landlord). The other property I own but have to clear up some hurdles.
You don't HAVE to be local to Philly, but if you are or are familiar with the city that's a big plus
