Funny you mention the "neighborhood guy", I recently found an older retired fellow to mow grass and other small things at my rental. Usually we'll just negotiate back and forth until we settle on an amicable hourly rate.

@Andrew Syrios Totally agree with you Andrew, I sort of found mine by mistake. My realtor recommended an electican to look at a few things in one of my units and after talking, found out he was too an investor. We've met several times since and I always learn something new. Recommended for sure but don't wait until that perfect situation.

Hey Doug, I would say you're headed in the right direction. Your credit is solid, you have some cash. My biggest recommendation at this point would be to get rid of the car payment. Not sure what you drive but I'm sure you could go cheaper. Maybe sell and buy something cash. Remember, wealth creation begins with frugality.
