I'm looking to buy a duplex and have come across listings that are "duplexes" but are zoned single family. Does anyone have any input/experience with this?

I can relate to you.

I'm relatively new to Real Estate and have been figuring out what works best in regards to lead generating/marketing.

There are so many way's to market/lead generate. I'm trying every tactic and deciding what works best for me personally. I'm awful at some (cold calling) and better at others (open houses, talking to neighbors on the street).

I am on a team which I can attest to. The team provides guidance, support, training and some leads as well.

Anyways, I can't give you much advice, but do appreciate the post. All of the responses are extremely helpful.

Hi all,

What are the characteristics/attributes/experience you look for when choosing a Real Estate Agent?

I'm curious if investors most value experience, trustworthiness, market knowledge, etc. etc.

I know all of these would be ideal, but what is MOST important to you?

Hi Brian.

First of all, best of luck in your investment career. 

Buying without an agent is completely do-able. Having an attorney is the first step - which seems like you already have done. Once you sign an agreement of sale, you will need to get an appraisal and inspection on the property. It is encouraged that an agent be present during the appraisal and inspection in case anything is over, or under looked. In your case, you could have the sellers agent do this, or be there yourself. 

Other than that, the title company, lender and your lawyer should help you through the rest of the process.
