The more I think about it the more I agree.  The only way to understand this market is to start mailing then tweak based on response. 

Thanks for the book recommendation. I will check it out.

@Ryan Dossey   Ok I'm going to remove the link from my website and not include it in my direct mailings.  It might be something I can bring up to close a deal during negotiations.  But as you say it will depend on the sellers personality.  

In your experience, what type of direct mail message results in the higher call return for absentee owners?  I realize every market is different, just curious what has worked for you or people with whom you work.

LOL -- It's better than going nowhere!!!  I was thinking a 5 day Punta Cana or Cancun vacation.

Thanks for your feedback Ryan!  I guess it has a GIMMICKY vibe.  It would be nice to offer after the close, but that wasn't the intent of the promotion.  I want to increase the number of calls I get from my direct mail postcards.  Despite the cheesy "Free Vacation" promotion I was hoping potential sellers would be more likely to respond to my postcard instead of another competitor because of the free vacation.   My biggest fear is turning people off.  I still don't know what I will do.

What do you seasoned wholesalers think about a free vacation at closing offer to potential sellers?  Do you think this would increase my call in rate and separate from the competition?  Or is it too gimicky?  Family has a travel agency so it is very easy for me to implement, and would make some money back on the cost.  Vacation would also be a fixed price and would be worth it if we close more deals.   But I am unsure of how it will be received...
