@Charles D Cruz thank you for the info. The vacant lot is surrounded by newly built homes that were built and sold last 2019 at an average price of $300k. And the price of the land is pretty cheap. I don't have any experience when it comes to building but I would definitely dive into it if it makes sense.

What is the process in purchasing vacant lands?

Also what are the things should I be looking for when purchasing it?

I am looking to purchase to flip or build on a land.

@David Russell hi. We are in the same situation. We established our LLC, me and my brother are owners. However, I have a bad credit and my brother has a moderate credit score. Our barrier in acquiring a rental is the remaining 20%, so we are looking for private lenders that can partner with us. :)

Hello. I am about to apply to take the exam and licensure for my RE salesperson's license. I am looking for a broker that I can start my real estate sales career with. There is so many here in Orange County, but what do you guys look for when you were looking for a broker? I thought of maybe something with great mentorship and does not have any high priced dues/fees.

@Kina De Santis I am from Irvine and working on my license as well. At first we wanted to do wholesale but we had a tough time getting contracts to be signed in the OC area. So we switched to BRRR and looking for out of state deals. Right now we're looking for private money lenders to finance the gap for the hard money that we will be approved of.

I wish I had that mentality when I was at my 20s. I'm 32 now, if it's okay with you guys let's connect.

Hello. Just a question with regards to LLC. We are here in California and we want to acquire properties that we will be doing BRRR on different states, particularly Texas, Missouri, and Nevada. Do we need to have different LLCs filed for each state? or filing here in California is okay? I'd appreciate any response. Thank you.

I'd like to find out if there is a hard money lender that does not involve credit check to be approved. 

I had some properties that I am looking to do BRRR but I don't have the financials to do it.

Any HML that you can recommend I'd appreciate it.

Hey guys. My name is Marc, this is actually my 2nd account as my original ones got problem with the email. I am from Orange County in California. Looking to network and provide value to most, although I am also a beginner and learning everyday. I have consumed tons of knowledge with regards to RE investing in the past couple of months. I am also working on getting my RE license as I feel like it will help me a lot. My goal is to acquire property, either I hold or I wholesale it, but the end goal is to acquire passive cash flow. Anyone would like to connect, chat or even maybe JV in the future? Since I am in a tough market in California, I am also looking into acquiring out of state.
