@Nate Monson Hi Nate, the house hacking would only be done considering I know who my roomates will be. In the future however it is uncommon here to be renting out per room and usually only covers 500-550 per room which still values 2200 higher since the place is a 3 bedroom. Im really just counting on the influx of military build up here on Guam which usually doesnt fail however it is true that I want to save a little more for future expenditures and investments.

@Nathan G. Thanks for the advice and that link. The HoA is included in the 1850. Nonetheless I will still look into this more considering the possible vacancies and repairs that i’ll possibly have to do during turnovers.

Hi Im very new to real estate and real estate investing in general. Im 26 and living off of a professional salary on Guam. My partner and I are planning to close on a condo worth 295k under a 3% down. We would live in this condo for 1 year with an estimated ~1850 monthly mortgage including HOA of 275. We plan to invest in the future and rent it off to military with a minimum of 2200 per month. At the mean time we plan to house hack with friends renting out the rooms.

What do you guys think of this?
