if i get a wholesale deal is it better to get the contract signed or typed? Because if typed i dont know how that works.

Hey everyone can somebody help me out with this. I have blank contracts in hand to wholesale but i don't know if i should have it signed in person with the homeseller or typed on a computer? If it's type how does it work.
