Hey guys, 

I'm thinking of going in on a duplex in a great, growing area of Fort Myers, FL. $380k, 2003 build, $30k of CapEx (paint, roof, AC, water heater), $3,300 monthly rent, $500 cash flow, 5% CoC return with a 6.125% rate.

I want to send an offer but my only dilemma is this recession we’re in/heading towards. The market the property is in is hot and has a lot of demand, but I wouldn’t want to get into it just to see the same duplex sell for much lower 6 months from now. What’re your thoughts? Should I go for it?

I’m reading a bunch of different articles on the future of multi-family homes so Im not sure what to think. Should I be waiting for lower prices? A part of me believes multi-family investments won’t be affected too much given they are investors with money, not primary home buyers.

I would tremendously appreciate your advice, thank you!

Congrats on your find!  If you can get your inspector out, there shouldn't be a problem with a 7 day inspection period.  Just talk with him/her before you sign off on 7 days.  Because you are essentially dealing with 8 SFHs with 8 separate systems, I would spend the money for a full inspection.  This is a pretty big acquisition, so you need to be able to plan expenses down the line.

Hi all, I'm looking to buy an 8-unit (4 identical duplexes) portfolio in Florida and was wondering if I should do a 4-point inspection (much cheaper) or spend the extra money and get a full inspection on all 4 duplexes. My main concern is any deferred maintenance. Luckily, all 4 roofs were replaced in Dec 2021. Additionally, should my offer include a 7 or 10-day inspection period? I'm thinking 10 to be safe but the owner wants 7.

Hey guys, I recently stumbled upon an 8 unit (4 duplexes on one parcel of land) and it’s in a Public Improvement District (PID). The seller isn’t responsive and I’m not sure how much the special tax assessments are. I reached out to city and county but haven’t received a response. 

What’re your thoughts on investing in a PID? Should I stay away?

Listing: 8 unit multi-family consisting of 4 duplexes on one parcel of land | asking price: $1,100,000 | fully rented at $115,200 | new roofs (2021) on all 4 duplexes

I sent in an offer for $1,145,000 with 10 day inspection period as my market is very competitive. The property has been listed for 2 days and they have one other offer so far; mine being the better offer. They countered my offer with $1.145mm, 7-day inspection, and asked I pay the $8,015 doc tax at closing. 

What do you guys think I should counter with? Should I stick with my 10-day inspection and do a full inspection? Or only a 4-point?
