I’m already wholesaling George, the question is about “Wholetailing”. 

So Bob if it’s disclosed and all parties are okay with it, i should be able to do this? 

I know ppl are doing this in Chicago I’m just not sure how they’re structuring the deals

If it's legal, would it be as simple as putting a disclosure into my contract allowing my realtor to put the property on the MLS?

Not sure how that works, anyone doing it in Illinois please respond here

Seller only looking to get out of the property without out-of-pocket costs, is willing to assign mortgage to buyer. Monthly PITI is $950 + $100-$200 in expenses. Renter is section 8 ($1600), 8756 S. Laflin recently sold for $205k, 8717 S. Laflin sold for $227k and 8808 S. Laflin sold for 175k. So ARV roughly at $205k. I will charge buyer with an assignment fee. Quick close.

I have a seller that owes too much on his loan for a SFR-rental (in Chicago, IL) that brings in $1500 monthly via Section 8. The problem is he bought in the RE boom in 2008 and owes too much. He does however have a 40yr mortgage at 1% and is up to date. He only pays $950 a month not including expenses. He just wants out without any out of pocket expenses.

Does anyone have experience with these kind of deals??? How would you structure AND close it???
