Hi Everyone, 

I was wondering how people do there Due Diligence on Out of State Markets/Neighborhoods? Are there certain websites you go to? What are the metrics you follow? How do you analyze a specific neighborhood?

@Kaylee Walterbach The number one thing I can recommend that helped me the most is downloading an app like Mint. To me it is the most vital step in knowing:

1. What your assets are/ What your liabilities are

2. Knowing your expenses and seeing where everything is going. (You'd be surprised how many subscriptions go uncancelled)

The app makes it very easy to see and its very easy to use, it also almost feels like a game trying to increase your net worth every month which is another plus.

@Patrick Bavaro I actually already started the process in speaking with them. It sounds like you got in early on a wonderful area in Cape Coral. What's been your experience like? How long did the builds take for you?

Anyone know any businesses that supply turn key rental properties in Florida or Texas?

First and foremost, thank you to Biggerpockets and thank you to all the people in these forums for providing the immense value you do. My name is Marco Batista and I am looking to start my Real Estate Journey. Due to the properties cost here in New Jersey I'm looking at investing out of state. Here are some questions that arose:


When it comes to investing in real estate out of state, what if any tax benefits are you entitled to?

Has Anyone partnered with somebody out of state and had their partner who lives in state do an FHA loan to fund the deal, is this legal?

What are some of the lessons that you guys who have invested out of state have learned? What’s the easiest and what’s the hardest part about it all?
