Looking for a good title company in Oregon to do a simultaneous close (double escrow) anyone have any recommendations?

I could use some advice on zillow.com. I was suggested use this word pre foreclosures on the trustees give me the owner's name? Info? Also how does Zillow comps anywhere close to what they should be? And what information would you guys use together to make an offer? Below is an example of a house I'm looking at on Zillow. Forgive me and brand new 2 real estate and just want to get started

Thanks @mike Nuss. I know the most common thing I have heard is do not wait to get started. However seems like only the gurus have the step by step instructions with resources etc.  Can anyone suggest a good title company in Oregon

thanks all for the warm welcome. Is there a good thread on getting started on wholesale? I have the basic idea but looking more for the resources. Such as where get lists. Calculators. Yellow letters etc.? I am beyond bummed just found out our portland Real estate association has a wholesale 101 class on the 5th. Lol only a couple weeks late!
