I felt I was ready to get out there and give flipping a try. I found a house on Auction.com that seemed to work if I could get the right bid. Today I got online and the house disappeared!!! It was supposed to be up for auction Oct 16th and now it is gone. I guess I need to keep looking. I was really hoping this would work out so that I could experience the process from start to finish and start my journey.

Thanks to all those who posted. I was also on the verge of "applying" and thought I better check around first. I have really enjoyed his videos on YouTube though.

I got lucky when I moved to Schaumburg and opened an account with Harris Bank. The employees there treated us like VIP and continue to give us great service even though they have merged with BMO.  I cant vouch for other offices, but I have been super happy with BMO Harris Bank. My contact at the bank is Marci Sheridan (847-301-2264) and she is great. I don't know their rules, but perhaps she could get you set up over the phone and just have your dad go in to sign papers and get the account information.

@Ryan Rubel, Ryan I just had my appointment with the inspector for Schaumburg today. We were supposed to meet at the rental home at 1. I got there at 1:08 and apparently she had already come and gone.  My tenant said she was only there for 5 minutes. I had the HVAC guy out there yesterday (He needed to repair the AC, but I also paid him for the HVAC and Fuel Appliances report that we are supposed to have for the inspector when they come)  The inspector didn't ask for the report.  I guess I will be getting something from the inspector in 24 hours, but I am stunned especially after seeing your list of items above.

Ryan, your post has made me nervous. I just got the letter indicating that I need to set up an appointment for an inspection on our rental house in Schaumburg. It did indicate that I needed to have the HVAC and some gas line inspection done before I make the appointment with the village.  So, how long do you have to complete this work and then the inspector has to come out again?

Thanks to all who posted in this thread. I learned new information!! What especially startled me was the comment by Ronin M about getting laughed out of court using generic leases. Very grateful to Brie for providing the link for the Chicago lease. I don't have any rental properties in Chicago, but I do in Schaumburg and Villa Park. Would the Chicago lease still be a good one to use?
