Definiately gives a bad name to those of us who have them, but - have acquired ours thru the correct channels.  And my girl is now certified as a full service dog as a result.

@Alyssa Kroeker. Ok I was trying to include the picture but couldn’t. These would be the statues for details. I can not imagine chickens qualifying. But who knows... Fair Housing amend act of 1988. There’s some more numbers if you need them “Qualify for no pet housing without being charged a pet fee” ESA emotional support animal- I believe she’d have to have one “license, letter or registration per animal. So many of you have so many great ideas.  Thank you for all your responses they are inspiring.  The attributes I bring with me beyond life experience encompass so many angles of owning, investing, renting, renovating, building etc  except as the owner or investor.  Ive done property management, I’ve excelled in closing the deal, I’ve virtually assisted a plethora of different types of professionals, authors, and more, and I’ve worked the construction angel from office managing and upgrade sales in new construction and renovation... to doing it myself to close a deal in time.  In these cases I’ve always worked for other people.  I’m excited to be starting on my own.  I’ve provided a pretty vague looksie at my first few ideas in the looking for investors area. TBD terms and %s. I’d be interested to hear thoughts and advice.   It’s wordy but read it thru.

Thank you so much.  I’m soaking it all in now.  And learning as much as I can.  I just posted in the creative lender section.  I was trying to be a little vague so these wouldn’t get swiped out from under me.   To me it’s a no brainer because the rent income on one pays for both properties regardless of my own input.  I put a lot of info in there on what I was looking for.  It’s all worth a try right?!

Willing to start off slow to develop relationship. 2 properties 6 unit rental- income after expenses and monthly @2500 now. Better management and small updates this could increase up to min $3500.00 within 90 days. $225,000-$250,000.00 -max cost Includes all closIng costs, InItIal purchase, updates for energy effIcIency and a few code updates loan type tbd lookIng for offers. looling to keep as profit bearing rental for many years to come with expansion down the line. open to financing offers. Residential home This is live in and renovate. ASAP before harder winter. Has not been completely winterized. Immediate occupancy. $175000 includes sale cost closing and repair. Looking to make monthly payments and then payoff upon resale @6/2024-9/2024. No prepayment penalties. These are the initial properties i feel are priority for me. portfolio info and more details avail upon request. i am not looking to sit on these or lose them so lets talk. Here’s what i expect the next year to bring. 2 no brainer flips ( both should convert into multi families to rent or sell) 2-4 profit bearing rentals with minimal to no updates needed., 3 other residential with minimal repairs and land( can qualify under farm land) I’d be looking to reno, rent or airbnb homes while creating low to mod income either single or 2 fam homes on acreage. Huge potential and land opportunities. Looking to grab on before investors go crazy in these areas with new casino expected. One of above includes town relationship where some acreage would ramain available for local events( does not interfee with housing project - will be used as leverage in deal) Open to hear options from investors, or financial partners. Coming into this from where I am... I think a lot of my questions come from the basics.  I just found a bunch of templates and materials that will help.   Recently i seem to be falling over really good opportunities, just not nearly financially ready for them.  I’m just eagerly looking to roll them together.
