Robert,
The one month rent commission will get your property on the MLS, as well as multiple rental sites, Realtor.com, Zillow, Trulia, Etc.  The agent will handle the appointments for showing with tenants and other agents showing the property to their clients.   As an agent I use RentSpree.com for screening tenants and ask for proof of income. If my landlord wants more information or bank statements I ask for them too.   I also use PA E-Docket App that can be downloaded on your phone. This will  give you a background check for Pennsylvania. The reason I always do that is because if they received an eviction or something else filed in court with the last 30 days it may not be on the rentspree background portion or any other  background checks if the docket isn't completely closed out yet.  If you have any questions please free feel to reach out to me.

Yes it the buyer's right to pick the title company. But sometimes the wholesaler has already hired the title company to do the search, so they know what liens and judgements are on the property. That has the ability to make the closing date quicker.  Also the title company may have ran it through their underwriters for title insurance and it is ready to go for the buyer.
