Post: When to ask for Owner Financing

Hey Guys!  I am interested in doing owner financing deals.  They make very good sense to me and i strongly believe it is a win win situation if structured correctly..  

So my question is, when do i pop the question?  Should i ask even before looking at the property, or go thru all the basics, like meeting and checking out the property and all that stuff. Then once i make the decision to move forward on purchasing the property, raise the question at that time.  

On one hand, i don't want to waste anyones time if there is no chance of owner financing, but i feel the latter has a better chance of getting an owner financing deal.  I just don't want to be 'that person' that does unethical things.  I am sure there is some code to live by, right?  :D

@Account Closed Thanks so much.   Is that the Than Merrill one?  If so i went to it a few weeks back and took tons of notes.  If its a different one, i am very interested.

Hey Guys,

I have been pursuing this park in my area. I have worked the numbers on the bigger pockets calculator. To me, it looks like a good deal. My agent however (who is also a very close friend) is urging that it is not a great deal and I need to get it cheaper. I am 98% sure the owners will not go any cheaper. The Current Z Estimate is $388,539. It is listed on the MLS for $275,000, we made an offer for $200,000 with $25,000 down, and owner financing the rest. They countered with $225,000 with $25k down and owner financing, we countered back at $200,000. They finally said no!

My new proposal is $225,000 with no money down owner financing with a 10 year balloon.  We have not submitted the offer yet. If the numbers on my calculator are accurate, is this a good deal?  Is there anyone here with similar property that can chime in with something I may need to factor in?    This is also my first calculator so i am worried I made errors.

Any help or advice will be greatly appreciated.  Its my first deal and well, i am hugely scared on making a wrong decision.

Hey Guys,

If it wasn't obvious enough, I am a new member to the BP community.  I am so excited to be here and get started on my journey to financial freedom.

I have zero investments currently, but actively looking at several.  I am looking to put my three girls thru college, and even though I am way late to the game (they are 10, 12 and 18), I am optimistic that i can achieve this.

A tad bit about me is, I am married and as stated earlier, I have three amazing daughters (yes, three daughters, God had a sense of humor with me). I have a full time career as the COO of an aerial advertising company named AirSign. I was born in NY and moved to central Florida many years ago where I currently reside.

I cant wait to meet new people here with similar ambitions and goals.  I already feel like Brandon is practically my best friend as he has been talking to me for a while now thru casts and his books (I have been talking back, but fairly certain he has no clue).

Thats all i got for now.  Going to go dive into BP and see what I can find.
