Thanks much - don't know if we can do that here. But glad to get your info. We have an 1850 home with wide plank floors which are gorgeous and we just refinished. They also function as the subfloor. They are nicely secured. We are looking at what to do with the ceiling below now - I guess... even though that will also cover up a lovely original tongue and groove wood ceiling we had restored...

What successes has anyone had in soundproofing an old building between stories (which are different apts) please? we are in between 2 tenants: we have unit 2 and live bwt our tenant apt 1 and tenant apt 3. Our kitchen has an original t&G wood ceiling, and the tenant BR above has wideplank floors - can hear all - seems there is zero insulation between our ceil and top BR floor... and we are moving to our next multi purchase in a month and need to soundproof to keep our great tenant upstairs and want to attract and keep a good tenant in our apt 2 where we are now... all i see are ads for 2 layers of 5/8" sheetrock with rubber clips between...wonder if there is a DIY blow-in we can use in that cavity between his floor and our kitchen ceiling? Although that may wreck our original T&G wood ceiling...

Also in our BR, top apt. kitchen is above...so we have the situation where we feel we cant use our kitchen after 11ish even if we want to...and where we may be awakened by movement in the upstairs kitchen when we sleep in...hoping for a reasonable and reliable solution...so this triplex is not functionally useless due to lack of basic sound proofing

Basit - tk u to you ... that sounds familiar - no penalty on the withdrawal... was told everywhere it has to be pulled out within ten years...i had rolled into into my own acct from hers...the company said it was a non taxable event to do that, and that i could then change allocations...so opened a new acct which is still an inherited IRA... with that same organization. Cheers!

Carl - tk u v much - non spouse and was 2020...that's what i was told, have to pull it by 10 years - not including the yr it was inherited. I'm trying to figure out how... tks again

Lance - tks much for your response! It was 2020...and will look at the title of it... was not a spouse... the co that has it said it has to be pulled out within ten years... so i had thought of 10% per yr to minimize taxes...but your point is well taken.

Does anyone have knowledge or experience with this? is one way to handle it to w/d 1/10 per year...?...if 1 cannot predict one's income and tax brackets? and when one pulls it out, then best tp put in roth ira? or self directed ira?

Hi - saw these postings - have a question on bedbugs in my multi fam owner occupied home. Here am living in a 3fam, just bought 5 months ago. A bedbug prob was found by accident by a pest control person i brought in in aug or sept. It was in a tenant's unit / inherited tenant... the building has 3 units with one on each floor. The bedbug tenant was on unit 3 and we got him out in sept. we live in unit 2 under the apt he was in which is unit 3/top floor. Luckily we didn't get any. We rehabbed that apt and paid around $1200 for 5 treatments beginning in sept. Then a new tenant moved in dec 15 and one day (about 6 days later) found a bedbug stuck to her. The pest control company (Ehrlich) did another treatment. About 4 were for the whole building, the last 2 for unit 3 only...

One week and a few days into the Dec 15th tenancy, the tenant paid for a canine - so two dogs actually came in and showed no bedbugs... now she found young ones in her bed she said today, and showed them to me - angry saying she can't take it anymore...am at a loss - my ehrlich reps didnt call me back... my atty told me to call another pest control company...it is awkward because have done all by the book and more:

interviewed 4 pest control companies

chose one that did 2-3 treatments and gave a 60 day guarantee

The tenant lives upstairs and my home life and privacy are affected. It is horrible she has them... we all want them gone...professionals are saying she may have re infested the bldg...she blames us, it seems... can u say how to play it out ? am hoping all of you are rid of them and all is ok w your tenant/s...

we had found 2 in between treatments and that's why we had more than the 3 treatments...

professionals i am talking to today say she may have brought some in and reinfested...

Hello ! Am looking to replace my book keeper - accuracy issues have come up multiple times... Can anyone recommend a p/t bkkpr - as of of now i only have one property bank acct and my sole proprietor (realtor) bank acct. Likely addin 1  more property acct shortly upon buying a 3fam or 4fam.

My current one charges 150 month and does almost nothing nad has lost data and asked me to go back to march and give answers when the info is right there in my acct ...but he or his staff doesn not bother to click on the check or deposit icon to see the item, etc....am lgad to have begun w him in spring 06 but it isnt working. Also i heard on bp epi appx 88 with the Faircloths and Brandon, they discussed pricing which made 150 month for two accts and poor servvice seem outlandish.

John - so interesting what you wrote. Can you explain in more detail what you meant with "lockbox, wifi thermostats and great maid" - lockbox for keys, and smart home wifi thermostats controlled?
