Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

Hi Ally - Thank you for the information and help.  I will look into NYREI.  I got the BP beginner's guide.  Rich Dad Poor Dad is an awesome book.  I have read at least 4 times. I even got the audio book.

Hello All,

Newbie here with zero real estate experience however I'm excited and looking forward to learning about the real estate market.

I know this is a pretty broad statement but any guidance and help you can provide would be greatly appreciated. 

These are my areas of Interest. 

Obtaining a real estate license. 

Self help, recommended books or resourceful information (love to read) that can help me get started.

Residential investing, specially buy and hold.  What does it take?

Learning how to analyze markets, when and how to buy and where?  What should I know before I buy my first property?

Buying with low money down. Is this possible? What are the advantages or disadvantages?
