@Remington Lyman Thanks for your feedback. Yes, I look at deals on the MLS all the time and also what my realtor sends me too but so far, nothing has came across where the numbers make sense. But I do plan to keep on looking and eventually, something will come up that works for us.

@Joshua Hively Wow that's amazing!! I'm looking for a reputable property management company and being around 100 years say A LOT!!! Thanks for sharing your story and also the property management company. I plan on giving them a call to see if we would be a good fit for each other. :)

Hello Bigger Pocket members!!! I was trying to come up with my own Direct Mail letter that I can use to send to potential sellers and I was looking for some feedback with what I came up with. I appreciate any and all suggestions or pointers that I could use to make this letter even better. Thanks for all your help :) 

Dear Seller,

My name is Marc DuLaney. My wife and I are real estate investors who are interested in purchasing multi-family properties throughout the Columbus and Westerville areas that we can acquire for our retirement program and also for our kids future. We noticed that you own a property in the neighborhood that we would like to invest in, and I would be interested in speaking with you about the possibilities of buying your property at (property address).

We can offer a 20-25% down payment and are pre-approved for a loan. In addition, we are committed to finalizing the purchase within a reasonable closing date. Because of our budget, we are prepared to accept the sale "as is", unless there are any major repairs as determined by the inspector.

@Peter Lohmann I am looking for a company that will help manage it, provide statements for tax purposes, advertise the vacant units, etc.

You gave me a great start and some valuable info that I can use to move forward with finding a property management company that will be right for me. :) 

Hey fellow Bigger Pocket members!!! I was needing some help finding a property management company in the greater Columbus Ohio area (Westerville, Worthington, Dublin, Reynoldsburg, New Albany) that would manage small multi-family properties (duplexes and 4-plexes). I currently don't have any properties just yet, but I wanted to start the process of reaching out just in case I did find a property I liked. If anyone has some great recommendations  of property managers that they have worked with and are happy with, I would greatly appreciate some feed back. Thanks :)

I wanted to start out with small multi-family properties (preferably 4-plexes) in the surrounding Columbus Oh areas (Westerville, Gahanna, New Albany, Reynoldsburg, Worthington, etc). The location is pretty important to me because I plan on buying and holding any property that I acquire so I don't plan on selling anytime soon. 

I would love to sit down and collaborate.
