Greetings , i'm a wholesaler ,fix and flip investor in the Atlanta market  i was needing some help with buying tax liens over the counter 

- Where do you go to buy them?
- once purchased is there a redeemable period the owner could get the rights to their property back?

-what pitfalls should i look for that is not on the lawyer side of the closing due diligence besides the property its self being 

 bad ?

 so John Underwood the order is
--1.QC deed
-- 2.buy lien
-- 3.which will result in the tax deed (if not redeemed)

-- 4.then title insurance  ?

I have a question ,I have a former home owner who was F/C on 8+ years ago, BUT the bank that

F/C has since closed and bank that took over on file says it doesn't own the property, NOW  the

owner who was F/C on is being harassed by code enforcement to maintain the yard ,the lien

is 9k ,the property needs a full rehab, but that's what I do also its next door to a property I already

own ..

 so my question is can I quit claim it over to my company and then buy the lien ,or should I just buy the lien and wait the year knowing no entity is going to redeem ?

I hope for the sake of  realtors everwhere   that it isn't illegal,I have yet to meet a Realtor that was willing to get down and dirty like a good bird dog would,a good bird dog finds deals that more than  likely would not have been found ,so in the end the Realtor will be in the loop somewhere because if its a flip most times a Realtor will be involved

Great points!  if its in your budget then go for it ! weigh out the risk ,come from a

worst case scenario approach , the most important thing in my opinion is screening the tenant,i have 2 properties near the West End Mall close to Fort McPhearson,even though its a low income area dosent mean that all the tenants are bad or don't pay ,you just have to find them ,I did and I'm far from being some kind of guru

B2R is a good resource,I personally use Lima one Financial for my HML but the can roll you into a 30 year product if you plan on holding ,there are credit score and cash flow requirements

I agree with doing business with both ,why limit your resources? ...My credit union (Navy Federal) is a portfolio lender BUT dealing with them can be a bit frustrating , in the end it'll be worth it ,I bought a fixer upper for 15k ,put 20k into it ,my hard money lender already gave it a 63k ARV ,we all know how HML can be ultra conservative for obvious reasons,but I went to Navy Fed to refi out ,they came in with a value of 14k ?

     come to find out they based it on the tax assesd value ,so I had to request for them to do a full appraisal,if I didnt know what questions to ask my deal would have turned over and died.
