Thank you, one and all! I am grateful for the well wishes and offers of advice...I'm sure I'll need them and more!

@Percy N. My initial thought is to take a look at the northwest area: West Oak Lane, Wadsworth, Mt. Airy, Germantown and maybe even parts of Chestnut Hill. Alternative areas would include on the other side of town like Kensington, Juniata and Port Richmond. What do you think? Do you believe there are great opportunities out in our greater metropolitan area? Thanks for asking!

@Grant Greene, Excellent advice sir, as it concurs with Brandon Turner's frequent mentioning of just that. I am sure to heed it, as I stated in my introduction, I am open to strategies that I did not list and I'm sure to be pleasantly surprised by what is presented by the professional(s) I choose, thank you!

@Matt Roberts, I am blown away by some of the success stories and while I'm sure we're both approaching this with our eyes wide open in the pursuit of realistic, sustainable goals in mind; it'll be awesome to one day be able to tell our story to encourage others! Good Luck!

@David Ross, Thank you for reaching out! As I alluded to Matt Roberts, the success stories are wonderful and of course encouraging, as well as the offers of help. I simply do not believe that we cannot (sorry for the double-negative!) duplicate likewise encouraging stories. After all, I'm sure that a large share of the successful reached out at some point to receive help...I am sure to do the same!

@Joseph Scorese, As you may have guessed, I'm still in the, "I don't know what I don't know" stage...but consider yourself on top of my list for professional advice as Grant Greene suggested! Thanks!

@Mark Redmann, Good advice, I would like to think that most members on BP are on the up and up...but it is always good to be aware that that is not always the case.

Greetings To All!

I wish to introduce myself to all of you. My name is MarcAnthony Morrison, but only my sister and grandma call me MarcAnthony--you all can call me Marc, although I will of course answer to MarcAnthony!

I live in Philadelphia, PA with my wife, college-age daughter and three goofball cats, (who believes WE LIVE WITH THEM)! I found out about this site after purchasing Brandon Turner's e-book, "The Book On Investing In Real Estate with No (and low) Money Down". I am intrigued as well as excited by the many ways one can approach REI, especially the creative ways to invest with little or no money down. I am particularly drawn to renting, lease to own, and wholesaling. But I am very willing to engage in the other investment strategies Mr. Turner mentions in his book, to take advantage of the vast store of knowledge available here and hopefully develop a great relationship with other BP'ers; as well as even engaging in a mentorship with anyone who is willing to guide and encourage me through the inevitable low points as I continue with this endeavor.

I would like to wish for everyone to achieve true, sustainable profit that far exceeds their goals!

Thank you Jaseem for your response. Yes, clearly, even if a deferment was agreed to in the loan arangement, there is still the chance of incurring a difficult tenant. Being a landlord yourself Jaseem, would you mind sharing with me your approach to aquiring you first property? Did you secure financing, payed with cash, partnership? Did you use the same strategy for the other properties, or something else I am not aware of?

Hello everyone, 

I am just starting my journey in this industry, so please excuse my "newbie" question! If I were to receive a loan from any one of the recommended sources, such as private loans, hard money, seller financing, etc, for property that I want to rehabilitate and then rent; while I am rehabbing and placing the property on the market, how likely am I able to be granted the permission to defer payments for the loan until I get tenants? I am just starting as mentioned above and while I am educating myself with the vast amount of books and online content, I thought, why not just come right out and ask about this. If deferred loan payments are possible, (and more importantly, fairly common), it'll go a long way in instilling confidence in this very big move I see myself taking.
