One great source of locating knowledgeable agents is to talk to the local real estate appraisers in a given market. They will have first hand experience with which agents are dealmakers and who is an expert in the investing market.  Appraisers seek out and rely on the agents who have the most knowledge in a specialty.  

Plan financially for the unexpected!  On a Friday afternoon my property supervisor called me to inform me that our building was down to 1 vacant with a pending app.  She felt confident enough to tell me that by Monday the property would be 100% occupied.  Unbeknownst to her Friday night a local motorcycle gang entered the property to rough up a female resident who was having an affair with a married man.  Unfortunately they kicked in the door to an 80 old women....who Saturday morning by 9:00 am had moved out.  

Not to be easily deterred, and wanting their money for the job, the motorcycle gang came back on Saturday night and kicked in the door to the correct unit.  After beating up the resident, the gang was arrested at the curb as they were fleeing.  (apparently the "scorned" wife hired them to teach the women to leave her husband alone).  Sunday morning the residents who lived next door to the victim,  turned in their keys and stated they didn't feel safe and were moving.  The manager at this point had no choice but to serve notice on the resident whose actions started this drama.

Monday afternoon the supervisor called to tell me that instead of 100% occupancy, we now had 4 vacant!

Hi Bigger Pockets Community - My name is Marc A. Thurston and I am glad to meet everyone.  For the past 31 years I have been helping investors buy and sell multifamily properties in Bakersfield California.  In 2001, with 2 partners, I purchased my first multifamily property, a 35 unit building. It was the best business decision that my wife and I have made.  Since that first purchase,  investing in multifamily properties has become part of our life and will continue to be in the foreseeable future.  In an effort to say thank you to the three mentors that helped me get started in investing, this year (2021), I have been producing two video series; One contains content on how to invest in multifamily properties and the second series highlights the crazy things I have seen, heard and experienced during my sales/investment career.  Upon the encouragement of a BP member he suggested that this would be a great platform to share my knowledge and experiences.  I hope the information I share with you will be helpful.  I looking forward to meeting everyone.  Marc
