We ended up hitting the baseboard and bottom foot of the wall with a water/vinegar mixture. Then the 50/50 bleach mix on the concrete and the place smells ten times better. We're still doing killz on the walls, not sure about the oil based on the floor. Thanks for the tips, really made a difference. Cool part was the bleach on the tack strips starting bubbling when the pee soaked part got hit.

It wasn't straight on the carpet, but through the carpet and pad. Will try the bleach and acid solutions. Still have tack strips in house so that might be making it house. Previous owner used to travel and had hired a cleaning lady to fix the litter box and clean the house. Turns out the lady was allergic to cats so she never touched the litter box and did the minimum around the house so she wasn't with the cats. Long story short house stinks terribly, but the stench dissipates if we leave he windows open. Being in Houston though the humidity can just make it worse and worse.

Didnt see a previous BP topic on cat piss for concrete. We fell into this property for a great price, but the house reeks now. We are worried about the walls and the concrete since it is porous. Any ideas on how to remove the smell. We plan on using killz on the wall, but I want to make sure the smell doesn't come back 3 months from now also.

Agent is telling me the bank won't do it before closing due to lawsuits. So to echo what Andy said she wants to deed it back to the company after closing. I am a 50% owner with one other member though.

The seller is BOA (not short-sale), we are paying cash for the property and in this situation right now. My agent swears by this method as it gets the offer looked at more than a LLC offer. I keep pestering her for this addendum as it's the first property we have purchased. I trust her, but don't like that it's 5 days from clsoing and the offer is still in my name and not the company.

Has anyone ever changed the name of the buyer from an individual to a company the individual owns after execution of the contract? All happening of course before closing.

Example:

John Smith is buying 123 Easy Street

Bank addendum is submitted before closing to change to

Investment Company LLC (which John Smith is a partner of) is buying 123 Easy Streeet

Guys, thanks for all the information at the Houston BP meetup this past Monday. Quick question: The house we have under contract is getting quoted on coverage, the insurance agent came back stating we did not need builder's risk unless we are doing major renovation. Is this accurate? I remember Jordan Bateman mentioning builder's risk on your properties. What's the norm here?

Thanks, looks like the links are showing Builder's Risk is a must, while NOO is a cheaper option? I like the idea of ensuring the contractor signs a waiver is they don't have their own insurance also. Any other risk mitigation ideas? A $5,000 premium is just too much for us, carrying costs would kill our profit.

We are getting quotes for liability coverage as well as builders risk. We indicated to our agent that we would has very few contractors coming in, as most of the work would be done by us. She came back with a $5,000 liability premium and couldn't quote us on the builders policy until we filled out some other documentation. Is this a normal premium? The liability had a $2,000,000 aggregate and $1,000,000 cap for each occurrence. What types of insurance are really necessary for a standard rehab?
