Why is it when I click on the link I get sent to a page that wants my credit card info?

@Kyle A.,

That's my thought, but I have been managing my properties for over 8 years and am at a different stage of my life willing more to bet on myself. a while back realtors wouldn't speak with me either, but I can tell you its because the market here has made such a change they feel that they know what can be done and what cant. The key in my opinion is to have the groundwork laid out so they cant say no to you. I was told for almost a year I wouldn't be able to get a second mortgage, but I was able to because I used a VA loan to purchase one home and an FHA to purchase the other. Maybe it was a fluke, but if I had done the legwork before I went out to look at the houses I wouldn't have real estate agents telling me I couldn't get the loan and stop speaking with me. Lastly I think the best way to get a property is not through a real estate agent. Don't get me wrong, I like them and have a really good one you don't meet every day, but if you can buy a house from the owner directly there is a savings and if you have the money lined up, you wont have a long wait or the rejection of the realtor. Having said that, I am looking for the right person or people to start an LLC strictly for use in buying and keeping a portfolio of larger units which we can manage ourselves.

On a separate note, how much was that property and location? Is it sold?

Thanks Andrew, That's the kind of idea I am looking for. I will give that a try. I haven't tried a local community bank, but I think that might be a good way for me to go.

I am living in Buffalo NY. I have two existing rental properties and looking to purchase another. I could take out a Home equity loan from one of the properties to purchase the next one, but I would prefer to borrow the money and finance it over a five or ten year period. I have cash I can throw in as well, but would like to let the property stand on its own. The two properties I won now are mortgaged and the house I live in is paid in cash. Are there any solutions to this without having to take out a home equity loan. I want to keep the cash in the bank for future renovations as needed. I haven't had much luck finding a partner to purchase a 4 unit or more multifamily which is what I am looking for on the west side of Buffalo. I have a 3 unit and a two unit which produce $2500 a month in positive cash flow after all my expenses. Trying to see what might be available locally to see how to make this a reality.

James do you have such an excel spread sheet you can share?

Hi there,

I am new to BiggerPockets, but find the site interesting and am hoping to connect with like minded individuals who might want to work together to build a multi unit portfolio. I have several multifamily units but am looking to go to the next step and a larger building with 4-10 units which will require me to have a partner. I'm really open to everything and anything int he downtown Buffalo market.

Feel free to say hello, but keep in mind I have a dedicated realtor and a contractor I work with exclusively.

Thanks and hope to speak soon.

Respectfully,

Harold Leanos
