1) Which property management software program do you use? 

2) I want to turn one of my apartment units into a MTR. That unit not licensed as an STR. My question is do I only rent in full month increments to avoid have vacancies for 29 days or less? The rental requests that I am seeing on Furnished Finder start and end at various times in a month. Do your MTR have a lot of vacant days and that is why the rent rate is generally double the LTR rate?

3) How do you manage having the same unit listed for rent on multiple platforms? Is there a program that will manage a Master Calendar? 

As you can tell, I am totally new to this!

Congrats Matthew!  I have a 4 plex that I have a property management company mange 3 of the units and I live in the 4th unit.  I am moving out of my 1 bedroom apartment and I originally planned on long term renting it furnished.  Now, Im thinking mid-term rental as it is near town and a hospital. How much more can I charge for MTR vs Long term?  Is there a general rule of thumb percentage? 

I'm new to BP and looking to buy my first rental. I found a tri-plex that is FSBO. It's a 100 year old home that was converted to a tri-plex. It is in a very desirable location, clean and livable, but needs to be updated. Seller's gave me rent income numbers, but it doesn't cash flow at their asking price even with 20% down. Any suggestions on what to say to the Seller's without offending or making them mad?
