Hi Bill, thanks for the clarification. I do not have a degree in Accounting but it was my major for four years. I am thinking about buying this business from my boss. She is not licensed so it is news to me that I have to be licensed. I am looking into the best online school right now to get my license.

I am the bookkeeper for this business and I feel confident about her books. I'm not worried about her finances. I am mostly concerned with the legal requirements of being a property manager in Calif. I'm not an employee of the HOA.

Yes, I do know PM is a very "personality of the indiv" oriented business. I was hoping that I could get some comment on how to run an effective PM business and some suggestion on policies that can help run keep the business running smoothly.

Hello, my husband are comtemplating and talking with the owner of a small property management co. to buy her business. All units she manage are HOA condos.

We would like to take over her business and keep her business name and phone number. What is the due diligence that we as new potential owners must do to safeguard ourselves?

Thank you all for taking the time to chime in regarding these online classes. Really appreciate. I will be studying for my re license so that my husband and I can take over a property management small business in the San Mateo county, CA. I'm also looking for a broker to hang our business for now since CA requires a broker license. Please let me know if you would like to talk further.

I'm so surprised there's no help here! I need help to figure out which online school would be most helpful and cost effective. I also need for them to mail me a textbook to follow rather than reading everything online! I really like the buy I talked to at American Real Estate School but they do not supply any textbook. Everything is online. I can't stare at the computer 24/7. Anyway, it is not healthy to stare at computer screens all day!

@jiliene - that is my conclusion too. an hml contacted me thru biggerpockets and he's charging only 9%. though, i'm not ready now i will be contacting him instead.
