She is not licensed so it is news to me that I have to be licensed. I am looking into the best online school right now to get my license.

I am the bookkeeper for this business and I feel confident about her books. I'm not worried about her finances. I am mostly concerned with the legal requirements of being a property manager in Calif. I'm not an employee of the HOA.

I'm so surprised there's no help here! I need help to figure out which online school would be most helpful and cost effective. I also need for them to mail me a textbook to follow rather than reading everything online! I really like the buy I talked to at American Real Estate School but they do not supply any textbook. Everything is online. I can't stare at the computer 24/7. Anyway, it is not healthy to stare at computer screens all day!

@jiliene - that is my conclusion too. an hml contacted me thru biggerpockets and he's charging only 9%. though, i'm not ready now i will be contacting him instead.

so bill my hesitancy and fear translate into doing a deal in which i hang myself in the process. sorry for the drama, but no thanks to your opinion!
