I'm looking for a good search engine criteria database for multi-family/commercial real-estate for sale. I want one that would search the whole state. So I could search for all available properties for sale in one state-wide search. Does anyone know of one/uses one that has worked for them? My apologies I'm new to the forum and didn't know under what section to put this thread.

This is exactly what kind of information I’m looking for. I wouldn’t have even considered parking to be an issue but everyone needs it obviously. That would have been an afterthought. I wouldn’t ever take my rent in cash; I’d like a paper trail of each payment but again good food for thought. What about the building itself, does anyone own a building that is older than 1980? If so have you had to do any major updates or have had any major problems in general? And do you regret buying that building?

I’m new to the Biggerpockets forum and I’m looking to get as much information as possible before pulling the trigger on a multifamily property. What are some of the deal breakers that would cause you to pass on or buy a building? I know property is all about location location locartion, I’m looking for more indepth criteria. Thank you for your time guys!!

I honestly have zero experience. I know to look for a building built after 1980 because of all the passed regulations such as asbestos contamination. I want to know what I should be looking for when buying a complex. Making sure the foundation is uncracked, asking about what updates have been done to the building, what’s the condition of the roof and such. I want to know what are the deal breakers when searching through a listing and anything you guys, with all your experience, feel I should know in general.
