Becky, I am starting with MTR in South Dallas in a nice area where new builds are going, although I do not have all the details, these are my learning points so far:

- Marketing focus on specific market, I used Market Place and HotPads to start and received a ton of requests, taking a lot of time, on top of market specific I would do as much automation as possible to reduce your time involved - I have rented 2 out of 3 rooms that I have within 15 days 

- Other sites to find tenants for me did not work, very difficult to communicate with potential tenants since the email resides within the site

- I will start with FF and AirBNB for the 3rd room and see if is works better me

Thank you yes that make sense, inclining towards using a combination of free sites and select one paid site like FF, in fact I am looking similar to you for 3 months minimum stay and yes, rooms are furnished.

 thanks Reid, is $99 per year, I guess is well worth it, meaning is effective, do you think so? or do you still need to post on other sites to make sure is fill during the year? thanks

One of the lease for a rental is about to expire and would like to change from single family to rent by the room and try, to market for regular leasing we normally go to Zillow and advertise for free, but for rent by the room not sure which of all the sites out there will be the best option(s), some of them are for free, majority pay a monthly or anual subscription ($99 to $200).

Do you have any guidance on which to select? I have placed on all the free sites and start getting requests but is slow, any ideas or experience on which works the best?

Hi guys, looking into new build in south Dallas, what do you think? been doing BRRR 4 so far, and I am interested in new build but so indecisive, what are you experiences? do you really reduce maintenance and issues since is all new? any book you can recommend? average price per sq-ft in todays market?
