I'm brand new to the REI game. I am looking to pick out a good agent to work with. I'm ready to reach out and start interviewing some local agents.

But I'm wondering are there advantages/disadvantages to working with a smaller/larger agency?

Do larger agencies have access to more off market deals?  Or will I get lost in the mix as a new investor working with a larger agency?  Would working with a smaller local agency make more sense?

I'm a brand new investor with no capital, but with a thirst for knowledge and a strong willingness to hustle for the right deal. I understand that most partnerships would be based on me having some skin in the game or having the experience to make up for it... unfortunately I am starting out with neither of these things. But I am able to hunt for great deals.

There is also the chicken or the egg issue... I need a private money partner lined up so I can feel confident making offers on great deals, but I will not be able to secure the support of a private money partner without having great deals locked in.

What would private money partners look for in a deal to feel comfortable investing with a brand new investor?

What sort of split would be required for them to get on board?

What kind of ROI would they require?

Any input and guidance is truly appreciated!

@Jaysen Medhurst Thanks for the support and for the heads up on Harrisburg.  You make a really good point about the influx of jobs and the proximity to govt. jobs and colleges.  I'm currently focusing my searches on the York and Harrisburg areas.

I wish I had house hacked before my wife and I bought our current single family home.  We aren't in a position to house hack now, but in the future when we do eventually move I will be looking at a multifamily.  Thanks so much for the tip and for the links.  I truly appreciate it.

If I happen upon any deals up in CT I'll be sure to send them your way.  Is there any particular type of property that you like to focus on?

Hi all, I am brand new to this site and although I have been very interested in real estate investing for a long while, this is my first serious step towards getting my first deal and securing my financial future.  This site has been a fantastic inspiration and wealth of knowledge.  I am very grateful to have found it!

I am in a tough spot because a medical condition recently cost my wife and I our savings and we have no capital to begin this new adventure.  This is not stopping me from pursuing my dream of financial independence.  With perseverance and creativity anything is possible!

The plan is to find a great deal where all the numbers work out for a flip, and partner with another investor for the first project.  Once I do a few flips it is on to BRRRRing my way to a solid portfolio.  I am reading as many Bigger Pockets books as I can get my hands on, and am looking forward to hitting the ground running with all that I am learning!
