Scotsman Guide is a GREAT resource to find lenders in every state...

Check this link out:
It shows the Lenders in Pennsylvania:

Or, you can just input the details onto this:

It will give you a list of all of the lenders there, along with contact info, %LTV, $Loan Amounts, etc

You should join some of those Real Estate Facebook Groups. The Quality of the "Buyers" will be different for each group, but I'd say about 10% of the people who post there are actual movers and shakers.

Connected Investors is another good website.

But the best way is to go to local Real Estate Investors Association Clubs

Great post, I am currently 25, turning 26 this month. I live in Los Angeles, and want to buy a 4plex somewhere in San Fernando Valley, in Studio City, as close to the 101 x 134 Freeway intersection as possible. I'm trying to get something that qualifies for FHA...

Has anyone in Los Angeles / SoCal area done that ? Bought a 4plex with an FHA with 3% down ?

What are some of the Ways that you can Structure Apartment Reposition Acquisitions ?

For the experienced commercial multifamily investors here, I'd love to learn  and hear about some of the stories in which you creatively structured your apartment value-add properties.

Dave Lindahl's book Multi-Family Millions talks about 

  • All inclusive trust deeds 
  • Get a new 1st TD loan and have seller carry 
    There are some lenders who can lend up to 75-80% Loan-to-cost.
    But I do not know of any Commercial Real Estate Hard Money Lenders who would provide 2nd TD... Do you ?
  • Get a new 1st TD loan and Syndicate the gap
  • Syndicate the entire acquisition 

What fascinates me most about commercial repositions is the fact that 
Once your property is repositioned and stabilized at the new value,
You can refinance the entire loan and potential get some cash out with the equity.

Who are some of the best banks / lenders you go to for the cash out refinance ? Local Banks ? Big Institutional Banks (Chase, US Bank, BofA) ?

Right now I am using Intelius, 

but a lot of the phone numbers they list are disconnected.
