There a lot of "Programs" and "Systems" that claim to find deals.

Is anyone using this ?

What is the Typical Broker-Agent Commission Splits for Hard Money Companies ?

For regular real estate companies, agents typically make at least 50-50, and up to 90, even 100% commissions with some Brokerages ?

Do you work with a Hard Money Lending Company ? What is your commission split ?

Most hard money lenders sell their notes to other Bigger Note Buyers after they close

Such as Peer Street and Toorak Capital

What are other Note Buyers that you know of and work with ?

Are you a hard money / private money lender ?
Do you keep your notes in a portfolio or sell them to secondary market ?

There are some lenders that are called "LOAN-TO-OWN Lenders"

They Give You A Loan Knowing that You Will Fail and Go Into Default and Foreclosure

Then They Take Over the Property with a loan at 80% LTV or 65% ARV.

This is a question to all of the hard money lenders :

If a Borrowers comes to you seeking a loan for a fix and flip,

and requesting high leverage (85% purchase, 100% rehab),

obviously you would need to vet Borrower's Experience.

What if the Borrower's Experience was being a General Contractor on their Past projects ?

If the Borrower wasn't on Title, or wasn't member of the Entities on Title,

Do You Approve the loan ?

How do you feel about Potential Borrowers coming to you with deals, 
But their Experience is only from being a General Contractor ?

Or their Experience was from 2005-2006 before the market crash ?

What is the best response to that ?

Which Fund Control Companies Are Best ? ..... and Worst ?

I've heard some Horror Stories with some companies...

One guy in Hawaii told me it took the Inspector 1 month to get out to the property. 

And they did not even approve the full draw even though all items had clearly been completed...

It doesn't matter how good the Lenders' rates are...
If the Fund Control Company is not good,
You will have your projects delayed.

When applying for loans,
Do you ask your lenders who their Fund Control Companies are ?

Example:

Having a 1st TD lender fund 85% Purchase + 100% Rehab,

Then bringing in a Private Money Lender 15% down, and potentially capital for Closing Costs, Points, and Monthly Interest Payments.

Do you structure your Fix&Flips or Commercial Value-Add / Repositions using 2nd TD Gap Lenders ?
