It seems there are a plethora of niches in real estate - ugh!

So my question is what are some low entry real estate niches with short cycle times to ROI.

Very loose example:  Is there a vehicle out there where you can put in $2k - $15k and get back 20 - 30% (or more) return every 4 - 8 weeks, wash rinse repeat? Or something like that?

Is anyone familiar with tax deeds in NY counties?  Where does one get education on this topic?

Is it necessary to be physically local to the county vs. out of state?

How do you determine the best county for tax deed investing?  For example I would prefer online investing auction.  I've been on Google and Youtube I get more what it is instead of how to get started and how to do due diligence and analyze.

I am running into the same issue on Long Island. It's great for flips but high bids force the numbers to places where it's not worth the investment in some cases. I have started looking to buy and hold but the inventory volume on LI and the cost per unit in Ny in general is hurting scalability. I am concurrently checking multi families out of state and continue to be in talks with fellow investors on partnering up. Multifamily competition has increased also. It seemed to be mainly in the asset class of $2 - $5 mil. But now even the $.5 - $1mil category is tough and the inventory and cash flow not that high especially if you need property management to do a small multi
