I appreciate you sharing that with me, I need to make it more of a habit remembering my why and writing it down as often as I can. That will get me through the difficult time.

Ever since embarking on this journey, I’ve been bombarded with a lot of information. From season pros to people I honestly have no business taking advice from. I seem to getting to that point, I believe we call it analysis paralysis. How do you filter out all the noise as a newbie or when you were new what did you do to remain on track.

I’ve just recently started journaling my journey and thoughts that seems to be helping. 

Do you have any suggestions?

I’ve been on this platform for a few days now and I’ve noticed that there are meetups happening all around the state that I live in (NM). I was wondering why we don’t have any here? Are there any like minded individuals who have established goals for themselves and need accountability partners to get there? I mean Realtors, Wholesalers, Flippers, Long and shot term rental owners; anybody? Would like to make connections with people in the area who are motivated and driven. 

I also don’t mind taking a trip if I have too, just seems odd that I haven’t found one.

Off market deals are great! However, you don't always need to get creative. Search for houses that fit your criteria. Then sort them by oldest listings first.  I like to look at houses that have been listed for more than 100 days.  Then go make some offers at a price that you'd be happy with.  

It's amazing how motivated some sellers are.  You'll get some rejection but eventually you'll find a deal that makes it all worth it.

see now that sounds interesting, did you know what you were getting into? How did those pan out?

Honestly just trying to pick peoples brains, see if anyone has thought outside of the box. Really just me trying to learn.

 David this is so awesome! It’s always nice getting a win to build momentum! If you don’t mind me asking how did you come across this wholesaler? Did you know them before you you connected via social? Also when marketing where do you find that facebook groups (assuming you use them) are a good tool or are there better alternatives?

Whether you’ve been doing this for 10 years, or you’re  like me and just starting to get into the swing of things I am sure we all had to start somewhere and find some creative ways to find that first deal! I know some of the obvious ways as well as the recommended ways of searching for that first deal but, I’m curious to know what are some other ways people have gone about obtaining that first deal and what the result of that was (if you don’t mind sharing). What worked best for you? What was a bust?  Let’s talk about it!
