Thanks Chris. Zoning is in fact the matter we’re looking to explore at present. The home we purchased is setup as a single family residence, but we’re being charged refuse (which is only expected when dealing with a multi family).

Want to get clear what the existing zoning is so we can either reclaim the refuse payment or figure out if rehabbing the home as a duplex would make more sense.

Any further thoughts/advice here would be helpful.

Hi all.

Just closed on my first BRRRR opportunity in West Philadelphia and need to find a seasoned Real Estate attorney who's an expert in Phila. Ideally this person is also an investor, but if they are experienced in working with investors that should work.

Requirements:

- Loophole savant - someone who understands the lay of the land so well that they can prescribe legal loopholes when available to improve a deal

- Fair & Just - has morals and does the right thing

- Executes like lightning - has the team/resources to move quickly to get things done RIGHT

Thanks for the suggestion Amy. We're actually exploring the spouse healthcare option right now. However, our aim is to pursue the REI exploits together full time.

Hello clan.

I'm doing some research to figure out the savvier ways of wholly focusing on REI as my only "job" while managing health risks for my family and I through a reasonable and comprehensive health plan (while keeping those costs as modest as I can).

Having worked for a large corporation with those benefits largely covered, I've never had to consider what happens when I'm on my own. I'm here now, exploring the REI game and pushing to get my first deal under my belt in the next couple of months, and would love to hear from you all what you've done to secure yourselves (and your loved ones) with solid health coverage while fully digging your heels into this real estate game.

Hello all. 

A couple of days ago I was introduced to the BP community through the podcast and am hooked! Like many (I'm sure) I've been in love with the idea of REI for over 10 years. I even invested quite a bit of cash on a course that took me to different homes and how to evaluate them for deals. Needless to say it was a complete waste of money/time, but the itch of getting into the practice of building wealth through RE has never left.

I’m very much in knowledge gaining mode and am very interested in finding a good local group to participate in and learn... fast! So if anyone has any quality groups to suggest in the Clarkstown area of Rockland County please let me know. 

My short term goals are:

1. Find the quickest way to learn the tactics/habits to confidently pull the trigger on a mult-family deal (to rent)

2. Learn the keys to selecting the right area to execute this deal in. 

Looking forward to doing the work necessary and learning from this fascinating community.
