As for finding deals, there's no magic formula. You can put in the time and energy to do marketing (those we buy houses signs, or by sending out mailers) basically to find people who haven't listed their properties but have thought about it and could use a quick cash sale. But really it's a lot of time and money if you're just trying to buy one cheap condo and not planning to do this as a business. Maybe hook up with a bunch of wholesalers who do this sort of thing already. If something comes up that you're interested in, buy it from them. Chances are you'll be willing to pay more than their list of investors so you could actually get it, and still get a bit of a deal.

Just want to live the Spartan life right now with no bills and no rent.  Just makes me sick to my stomach to have to rent a place from a landlord ever again, especially after having depleted my savings traveling.  It's never a good deal to make someone else rich, IMO.

Anyway, knowing your situation, I would honestly advise getting a storage unit. You may wasting money by "renting" storage space, but you're also wasting money (probably more) buying a place and leaving it vacant for 6-9 months. Especially in a place with monthly fees. 

What kind of digs do you want to live in? What kind of neighborhood? With $40k i honestly think it would be tough to find something that I would want to live in myself. There are options at that price that are in decent areas and/or safe, but they are boring and far from anything trendy. $70k puts you in the range of a 1-bedroom condo in a desirable area but you'll have to search hard. 

Foreclosure auction is tricky for a newbie. If you're willing to put in the time, you could learn how it works and do the necessary research to make sure you're minimizing your risk. BUT...good deals come up sporadically, especially if you have a tight price point, and when they come up you're bidding against a half-dozen other folks who have been waiting for the same deals to get to foreclosure. Point being...even after you know what you're doing it could be months before you even have a chance to bid on something that suits your needs. So it's not a reliable way to get a place if you need one quickly. 

I would get that storage unit, leave your car with a trustworthy friend (or sell it) and then go to SE Asia, Latin America or Eastern Europe where you can stretch your money. Congrats on quitting and traveling the world!! Happy to answer any other questions you might have.

Honestly, I'm not interested in trendy right now.  I live in a "trendy" area in Miami right now and it's not my thing.  I just want whatever provides adequate shelter and maybe a yard out back.  I plan to live there a few years anyways and rent it out thereafter.  Once I save up money again when I return, then I can score some new digs in a high-rise or a new house.

What areas of Jacksonville do you suggest?  I drove by the downtown area for like a day, so I still don't know the area well at all.  Do you think $40k in Jax gets me something good?

I would imagine that the condo insurance covers against fires but not personal liability or belongings.

Looking at as a storage place a 40 K condo is probably safer than a 40K.  Although it would be even safer in climate controlled storage.  They have security and probably insurance.  Plus it we be less expensive than buying a condo to store stuff in.

I think that I would pay for storage, buy a house to rent out while I was gone. Hire management, and have the home pay for the storage.    I would actually probably purchase a duplex and finance it.  Then rent out both sides while I was traveling, Although have an issue of not having a job, which makes it tougher to get a loan.

You might find a bank or an owner who would finance it for you.

Yeah, although I have cash I'm technically "unemployed" so financing is questionable right now.  Cash purchase is the way to go for me.   That's why I'm hesitant to leave for a trip without securing a place to live, because when I return, I have to convince someone to rent me a place without a job.  Plus, I run the risk of something happening abroad (emergency) and overspending, and coming back with no safety net.

You will still have monthly expenses with the HOA, insurance, and property tax. Sounds like you're purchasing the unit on speculation that it will go up in value. For me that is not an asset, it is a liability.

Do you suggest a small house over a condo?  800-1,200 sq. ft?

Property insurance and maintenance will run about $100-125 a month with a house. With a condo, I'd pay $150-250 HOA and it covers insurance and maintenance. Property tax is negligible < $500/yr.

The issue is, I need a place to keep my stuff while I'm gone so I don't waste money on storage.  I have my car and my valuables.  In a condo, I feel safer that it won't get broken into and my car won't get stolen. With a house, how do I secure it if I leave for 6-9 months?

Hi All,

This is my first post here on B.P.

I just quit my ****** finance job that I hated and made me miserable. I have about $100,000 liquid with no debt. During the next 6-12 months I'm going to take my dream trip around the world to enjoy a much needed vacation while I work on my CFP and CPA designations. In other words, I want to chill out and clear my head for a while.

Before I leave though, I want to buy a modest condo or small house so that I can store my stuff and have a place to live when I get back from traveling. Just in case. I have resolved never to pay rent again to a landlord. During the last 4 years I have paid my landlord in Miami so much rent that it makes me want to cry just thinking about it, it's ridiculous.

I'm looking at Jacksonville, FL as a place to move to. I drove there last week and checked it out. What I liked best is the affordability and the amount of jobs available there. I'm looking to buy an apartment for like $30-40K tops and I found a lot of places there in that range. I'll spend about $15-20K or so on school and books, and I want to leave the rest for my trip.

How can I find the best deal? Often I see the listing and I check out previous sales and I see that the seller purchased the condo for like $30,000 3 months ago and now he's listing it for like $40,000. So I know I can get better deals than the listed price.

Right now I'm doing some research on Auction.com and the Duval county clerk site for foreclosure sales. However, these auctions seem confusing to me. From what I hear, you need to run title searches before bidding and these can be expensive. I don't want to run 5 title searches on places I have no chance of winning and waste money.

Any tips would be greatly appreciated.
