If I’m financing a rehab project with a hard money loan, do I still need to issue 1099-NEC forms to my contractors—given that the funds come from a loan, which isn’t taxable income? Also, if I pay contractors using a credit card, am I still required to send them a 1099-NEC?

Hey everyone! I’m on the hunt for a licensed general contractor in Toledo, Ohio who is familiar with real estate investing and understands the unique needs of property investors. I’m looking for someone reliable, transparent, and experienced with everything from minor renovations to large-scale rehab projects.

If you’ve worked with an awesome GC in the Toledo area who helped bring your investment projects to life, I’d love to hear about them! Specifically, I’m looking for someone who:

  • Is licensed and insured
  • Has experience working on investment properties
  • Communicates clearly and stays on schedule/budget
  • Is willing to provide references/testimonials

I’m open to any recommendations, tips, or cautionary tales—please share any details you can (pricing ballpark, expertise, location, etc.). Thank you so much in advance!
