Having a mezzanine loan( a second loan) could also help you, or a storied loan. Storied loans have a very flexible approval process as they depend on the 'story' of your property and how it's going to profit. Also, you mentioned you're looking for a partner(s). Are you specifically looking for a joint venture, one with investors rather than lenders in it?  We are looking for investors who wont take part in operations. Investment firm sounds right in this case. Would you have any recommendations?

Purchase has been executed last year.



We own a portfolio of around 350 units. We are looking to get one/more partners to join us stabilize the properties and profit share. We are looking for $1.5-8 million.

Anybody would be able to recommend whats the best way to accomplish this?
