Hello! Do you already have loans on the properties in your portfolio? If you do, you can consolidate into one big loan so it's easier to pay off. Having a mezzanine loan( a second loan) could also help you, or a storied loan. Storied loans have a very flexible approval process as they depend on the 'story' of your property and how it's going to profit. Also, you mentioned you're looking for a partner(s). Are you specifically looking for a joint venture, one with investors rather than lenders in it? If so, are you looking for limited partnerships(outside investors with little or no say in management) or general partnerships(investors with a lot of say in the management of the property)? Either way, if you are looking for such partnerships, working with an investment firm or a mortgage bank would be your best bet. 

I have clients that may be interested! It all just depends on the share, structure, cashflow, ect.
