There is Wholesaling, Subject to, lease options and if you want to flip (rehab) there is hard money. Search either of those terms in BP and you'll get a wealth of info about them.  You don't need 20% down. Good luck Shawn.

 Are the people in listsource's names are people who are selling or renting their home?

 They are property owners that may be distressed home owners or motivated sellers.

However if anyone is interested in a BP meetup separate from the REIA meetings I'd be game for that. I'd travel up to an hour in any direction from Oshkosh.

Kevin, REIA's don't work for everyone. They always meet during the week. I can't do that. I'm still at a full time job 2pm to 2am. My weekend are open just like most people. Can't understand why they can't meet on weekends. Thanks for the info.

I started in real estate investing in 1990 and bought and held 2 houses, I bought using my VA benefits. I lost those houses because my girlfriend at the time was not supportive of my goals. I moved 90 miles away from the homes and became an absentee landlord. Instead of going into foreclosure, I filed bankruptcy and let the houses go.

Now, it’s anew day and a new dream and more educated. I have a very supportive wife now and she encourages me to go after my dreams of real estate success. I am now 52 yrs old and I see now that the retirement system in America will not be able to substantiate my retirement goals. Real Estate will be my main income producer if everything goes as planned. Yes, there is a plan, there always has to be a plan.
