Thank you, great points. On #1, I will begin to narrow down a market before going further. #2, will do! #3 - No, I am not certain I want to use all cash. The Bigger Pockets Book on BRRRR stated that better deals can be found with cash offers, so I thought that might be better in the long run. Thank you again!

Appreciate the tips! What are the differences between calculating a cash offer vs. financing? I read that cash offers usually get better deals than borrowed funds. Are there any other advantages to cash offers in the BRRRR model?

Hi Everyone! I have not seen any examples of cash offers for house #1 using the BRRRR strategy. Would someone be able to check my math below? Also, do real estate markets in the U.S. exist with these numbers?

I have been aggressively saving money for the past few years and believe I will have enough cash to bi-pass a loan for the first house, if I can find a location that fits my approx. $155K all-in cash budget. I live in NYC and will be investing long-distance. Thank you!
