Hey Andrew - I'm curious about your 4 unit in SLC, where abouts did you find it and are your numbers as good as your place in Provo? I've almost given up on SLC, it's far too expensive to cash flow, at least in the downtown/aves/east bench areas where I'd like to focus on. Cheers.

@Account Closed I wasn't trying to pick on your writing style. I was just odd that you kept saying how much money was in your portfolio, like you were obsessed with it. 

Anyway, if you want to come out to Utah and ski, I can care less how good your bank account is, but I will judge on how good you can ski :)

I'm about 90% occupied in ft lauderdale (near the beach) and get around 30% more than I would on a straight rental. I like it more because the people leave after a week - month and you dont really have to deal with tenant problems, evictions etc. I charge about $80 a night depending on season and some other things (airbnb will tell you the best rates to get rented). These rates of 500+ a night seem pretty extreme though. There's cheaper rooms per night in Manhattan.

Since you mentioned you have a $14m portfolio like 10 times it seems like you're letting your money define you instead of the other way around. Don't be a slave to the almighty $

 $1800 for 900sq ft. 

I had to buy all material (tiles, thinset, grout, tile spacers, cement board etc and deliver it to job site.

Yes there were guys quoting cheaper but I thought no way, I'll end up with problems.

 $1800 for 900 sqft in south florida is way too cheap. It's usually closer to $4-5 a sqft for installation.

I agree with @Leandro Rodriguez South florida is special but I never pay 100% upfront. Most I've given is half. I also have a few guys (out of Broward) I could send your way if you want.
