@Alex Grosvenor I actually read a little about that how there's a difference between "price" and "cost" thank you for reminding me! Also really appreciate the recommendation! You've been super helpful! I see you're a realtor, do you invest also?

@Andrew Postell checking them out as I type! Thank you! Definitely excited to get into it since everything so far have been my dad's investment properties but they've been great practice and have given me a huge insight to remodeling and real estate in general. I guess the apple doesn't fall far from the tree in my family haha. I honestly didn't realize how much I knew about investing until I started reading all these books and realizing wow! I know this! 

@Alex Grosvenor Thanks! That's what I'm reading more and more of! And yeah one guy I talked to said he asked for as many bids as he could research for the job many times over a dozen! That's definitely something I can do, but my worry is getting the job done as quickly as possible. How do you plan for contractors when you don't even have a house to know what you'll need done? 

@Ofer Eyal I just started reading Long Distance Real Estate investing just to get ideas and more knowledge! This is the fourth book I've read from the BP library haha do you have any suggestions outside BP? My husband and I are leaning towards waiting until after bb#2 is born to get started so I have some time to research! And thanks!! We're excited! and nervous haha

Hey guys! I'm a current investor here in Fort Worth but I've dying to try my hand at flipping! My husband and I just moved here from Wichita and we're starting all of our connections and networking all over again. My limited experience in remodeling includes a complete gut job on a bathroom (with assistance), helping install a window, moving walls, designing and of course painting. Mostly interior stuff. Although I love getting my hands dirty I'm really focused on learning the ropes of remodeling and flipping as "the general" as the How to Invest book puts it haha I'm about to be a mother of two (due in May!) and needing to be more hands off. I live in Keller, but am interested in the DFW area to flip. Anyone have any tips, advice or contractor recommendations for someone who's never done this alone before? My dad was always my handy man, electrician, carpenter, mentor, bff haha but now we're spreading our winds to new territory!

@John Carter Thank you!! I completely relate to feeling guilty for just watching TV haha it's mostly because I'm just so excited and in love with real estate that I keep researching and obsessing! But I definitely think I need to take it easy. My husband and I just talked and we want to wait until after we have our second baby (he's due May 28th) before we get into real estate so we can not stress out about being newbies, getting ripped off, being in the middle of a project while he's born and just enjoy the first couple months of having two kids. I'm afraid of missing the best season to get into real estate but I have to listen to our timing just as much as "real estate timing" Either way, we're DEFINITELY going to house hack when our lease is up!! I'm PUMPED about that

My cousin got back to me and pointed out that it has a shared driveway and garage with the neighbor and a few other issues that would probably keep the value down to what I'm going to estimate as $125k-$130k. However, this market could just do me a favor and increase that... It's only been on the market a short while and from the two hours I first saw vs revising the listing it went from 20 saves to 89 haha so I'm not sure I'll be able to give them a low offer (I was going to offer them $60k) but I'm reading about the 27 strategies of finding properties so I can be more savvy! I think I'm just not quite ready to jump in yet. It's only been a couple days since I even heard about BRRRR. I know I could probably be successful in doing this property but I'd probably make three times as many mistakes as if I just waited, educated a teeny bit more and waited for the right timing just as much as I'm waiting for the right property!

@Bonnie Low Aw thank you! It seems there's quite a lot of men in this forum haha it's nice to hear from another mom! I actually just listened to the BP podcast about "bite sized steps" and I really liked it. I genuinely don't think anything could take away my goal of getting passive income that allows my husband to work part time but life constantly changes! I want to be prepared to lose a little interest in those first two months of newborn-life and find a way to encourage myself to get back in it when I'm settled into the two under two lifestyle. I think my husband will help! He's definitely not as interested in real estate investment as me but last night we were praying and he said "I really hope.. no I'm really excited for when we start investing in real estate" and that spoke VOLUMES to me.

Thanks for the feedback!! I'm eager to get into it but I do recognize the seriously competitive market. I'm so new into this but finding this one potential brrrr I'm so excited to jump in. I know I should do more research about rehabbing but it feels like such luck to have run into this property that I really want to hop on it! It's a 3 bed, 1 1/2 bath listed for $67k and I'm just guessing a good $35k of rehab would give it a $150k ARV possibly and then also rent for $1200/mo! It's from my hometown so I've reached out to my cousin who lives in the neighborhood and did some major remodeling to his own home for some thoughts. It's in decent shape but could really use a new kitchen layout, new dry wall in numerous rooms and potentially new siding and painting throughout. Probably a lot more though since it's listed so cheap. That's what I'm afraid of. Similar homes are in the $140+ range and one with 2 more bedrooms and some really old time touches is estimated on Zillow (which I know is just a suggestion) for $201k
