Agent was doing short sale for almost two years, finally she got approve from the bank. Then she found what property title was transfer by owner to other person by quick claim deed. The new guy start remodeling the property. Previous owner became tenant in the property with two years lease agreement.
Question:
What kind of strategy new owner is using and why he is doing remodeling if bank will take property anyway or I am missing something?
The property will go to trustee auction next week.

I'm looking for a lender who can do loan without morgage insurance on 4-plex with max 20% down or even less down payment.
Scenario:
Good credit score
Bad taxes
Purchase price -$425k
Rents are very low. Property generates now about $2200/month, but can bring about $1200/unit
Now 3 units is occupide and one is vacant.
Buyer wants to live in that empty unit himself
Have max 20% down
Do you have a lender for that scenario?

Is it possible if I ask somebody who can get VA loan to help me to get a loan. Loan will be on his name or {mine} and property will be on my name.

California, Los Angeles. Short sale for multi-family and tenants pay very low rent. Does bank or current owner can do eviction to sell property vacant? If no, then from your experience how would you handle those low paying tenants (without paying them relocation fee) Thank you for your time.
