Yes, the interest rates are awful (and I am caught in the middle of a refinance myself that I did not get locked yet).  But there are options out there.  I am helping investors in Indy all the time with $30K cash.  And yes, you may not get immediate results, but investing is a marathon not a sprint.  Let me give you 3 examples of deals I am in the middle of in Indianapolis with investors right now.  A $60K house that is rented for $750, but will go up to $950 in August, only $4K repairs needed.  A $70K house that is rented for $825, but fair market rent for that house is $1100, repairs are minimal.  A $80K house that is rented for around $900 - fair market rents are around $1200.  I have 2 lenders that will loan on properties under $100K.  We also could possibly do some unique financing with construction loans.  Don't give up - you just have to dig a little deeper.  I will PM you some contacts.

@Steven Thank you that is great advice will try that. Starting out is nerve-racking there is so much to learn, while making sure I don't lose a lot of capital in the process 

I am new to real estate investing. I believe I found a great deal in my area, I send it to my broker to help me analyze it but he said it's not a good deal. I do not have a team yet I 'm in the process of getting one. In the meantime I really want to know how to analyze this deal, don't want to miss the opportunity. Thanks

Hello, Everyone

My name is Mamie, I am just starting my investment journey in hopes I'm not too late in the game. I am interested in the BRRRR method. I live in Frisco, Tx which is kind of impossible to get in right now. I am in the process of buying my first home hoping to live in it for 3 yrs and then put it up for rent, while trying to invest in other states that are more affordable. I would appreaciate all the advice I can get. I am reading most of the books recommended by BiggerPockets, listening to podcasts and YouTube.
