@Rick Albert hey! Thanks for taking the time to respond. It’s a high end area, the apartment has 2 bed 2.5 bath. I’m installing a shower in the master bed and a bathtub in the second bedroom, so both options are available. I got the Bootz brand from HD, but I returned it as soon as I took it of the box. It’s very flimsy and weak. After some research, I found that the best option might be the cast iron Kohler villager K-715. So not sure to be honest!

Looking for recommendations on bathtub to use for my renovation?, it’s a rental property. Also the house is completely gutted out, do I install the cabinets first or kitchen floor? Keep in mind the house is on slab. Thank you everyone!

I'm in the process of buying a house in Texas using FHA loan. The foundation has a problem where the front of the house is sinking 2.5 inches, the seller agrees to reduce the price so I can use this money to fix it whenever I want. Question is, does the FHA, appraisal will measure the foundation? The house was remodeled 2 years ago, so no sign of cracks in the interior walls. You will see some cracks outside on the brick walls (exterior walls) but inside looks perfectly fine! Lastly, do I have to fix it before the appraisal or should I wait? Specially that if it gets fixed, there's a chance that some cracks appears on the interior walls sense it got back to it's original position?

@Stephen J Davis thank you so much. We currently live in Texas and looking to start investing here too. Do you have any advice on where to look for multi-family units?

How are you doing all, I’m a new landlord for an apartment listed for rent below market price. The apartment is in good condition, with wooden floors and a standard kitchen. I have a tenant coming in asking to rent the place, who has a partner with a 12 year old kid (the kid is his partner’s). He wants to have the lease only under his name, should I include the lady and kid in the contract? What happens if he decides to leave and she stays behind and doesn’t pay rent? Any advice?

Thanks all!
