How are you determining whether the coin revenue sharing is accurate from these laundry vendors? It sounds like they come and empty the machines, and then cut you a check. So really there's no way to confirm what was collected originally.

General question for everyone here, since this is an interesting topic. What's the main reason you have opted to outsource your laundry services? Convenience? Cost? I've read stories of mixed success with laundry vendors here on BP, but I guess it could be a safer bet with local companies.
Would you manage your shared laundries in house given the option? What's stopping you?

Most of my tenants tell me how nice it is to be able to do their laundry on-site. One tenant called it "a game-changer."
@Max Denning In my 4-unit the box filled in 3.5 months (it literally was so full it jammed the slide). That's a record for me (it usually takes 5 or so months to fill). And so for a 3-unit, to avoid having the slide jamming, I'd check every three months; of course the dryer coin box will always fill faster than the washer box. And of course, if your three unit is a three-bedroom or caters to college students who don't combine their laundry for washing, that coin box is going to fill faster.

If you're self managing your own machines than it's a guessing game, and you'll just need to be observant in order to develop an effective schedule. Your residents might be heavy users or rare users, plus one machine may fill before another. But if you're using a dreaded third-party supplier, they'll do collection runs differently and likely more frequently, with the risk of them skimming coins for themselves.
With that said, would there be interest in a shared-laundry management tool to aid in collections, usage monitoring, and maintenance tracking? With the added benefit of allowing residents to track availability of your machines for peace of mind? By tracking usage, you could calculate the rate of coin accumulation, and know when to collect.

I am using spyderwash. Tenants just were doing laundry with my machines for a few weeks. It was around the holidays, so maybe they were gone a lot, or doing laundry somewhere else. I don't know, but all seems to be good now.
What I am finding is that single tenants just don't do laundry as often as one would expect. Families with kids do a ton of laundry.
How do you like Spyderwash? Is it only payment processing? Did you have to get your machines from them? Do they do maintenance?
With single tenants with low laundry utilization, do you feel the fees of providing spyderwash justify the benefits the system gives you? I'd figure they spend less to wash than you pay to supply the feature.

From it sounds like, you did initially work with third-party laundry vendors, correct? I've never seen how they present their financials to clients, but it does look shady.

just curious, are your shared laundry facilities free to use? If so, I could see why they would be hogged by a selfish individual.
I'm not suggesting you start charging or putting in coin operated machines, but just a thought.
I do like the idea of establishing and communicating rules/etiquette. Assigned laundry hours per unit is also a great idea. Question is, how to orchestrate that?
