@Paolo Ruggieri I have a duplex on the westside with section 8 tenants. The property only has 1 meter so the water is in our name. We're having a plumber out to quote subdividing the water and adding a second meter so water can be put in the tenant's name. Is this even worth it?? Or will watershed still be a problem regardless? Having the unit replumbed is not cheap so I want to make sure it will solve the issue.

I have a duplex in Georgia, it's section 8. We just purchased and one of our tenants moved out. They gave notice to move out, and left behind two full size couches, a tv some expensive tennis shoes and of course a bunch of trash - yay. 

I've googled how to handle abandoned property, but all the advice comes after an eviction. This tenant willingly left our property and we are still in contact with her. We are being nice and told her to give us a time when she plans to get the rest of her belongings this week. She's being semi-communicative and is only trying to respond via phone calls/no texts (yes I know there has to be a reason) but I'm getting fed up with her and need to know what the law says - what is the process for us removing the property so we can being working to get it rented out again and what are her rights as a tenant? 

We did the inspection last night, she has not returned the keys to us. 

There is a Facebook group full of people in the same situation in Dekalb county. Many people have had success disputing their bills based on past consumption and they’ve gotten traction with local media. It’s a great resource for support and advice. https://www.facebook.com/group...

Also, the original company that performed the work was called out during due diligence to examine the work, and signed off on it in email again saying no additional repair was needed. We just searched for him on linked in, and he is with the “new” company. Seems like the contractor shut up shop and reopened under a new name.

We did do a home inspection and it did come up during due diligence. The home inspector did not raise it as something that must be fixed, and it seems to have worsened since that time. The work did have a warranty, the issue is that company was bought by another firm who is claiming that they did not absorb any liability from the acquisition of that business.

Situation - Before we purchased our current home, it was hit by a drunk driver and the foundation was significantly damaged. The previous owner had a repair done that is now failing. We got the claim information from the previous owner and reached out to their insurance, Safeco who told us to have a structural engineer out to our home to evaluate it. We did that and the engineer told us that the repair should have never been signed off on / was a temporary fix / not done correctly and definitely needs to be fixed. When we sent the report stating this to Safeco, they told us that they couldn't provide coverage, and that by depositing a depreciation check to the owner, that was essentially a sign off of the work (though they never sent the check to the owner and there is no record of sign off). The contractor that performed the work was bought out by another company who claims they are not responsible for the debts or liabilities of said company they absorbed. Our next thought is to file with our insurance and have them either pay or go after the previous insurance company. Ultimately, we're wondering who is responsible for the shoddy repair job especially given that there is no record of sign off. Thanks for any advice.

@Jingru Sui could you share the Cobb county property with me as well? My husband and I are looking for our third property and would prefer a duplex, would love to see the one you mentioned as a reference. We also do moderate level rehabs.
