Good evening BP community, I've found myself in need of services of an architect. Does anyone know any young hungry architects in the Phoenix metro area? Sage and seasoned architects are also welcome. :)

Good afternoon BP community, I have a question I need some clarification on. What exactly is (FCV) Full Cash Value, is it the same as "as is" value? Thank you in advance for the insight.

Thank you for the VA loan advice Justin. After this project that is exactly the route I intend on going.

I agree the project management piece is key and since I no longer have a 0600 formation followed by a long duty day I will be on site at the property daily.

Good evening BP community,

I am a month removed from getting out of the military and have my first property under contract. It’s a fix and flip. I am partnered with my brother on this project another new investor and veteran. We have crunched the numbers and the deal is good. What are some recommendations moving forward to maximize the efficiency of the rehab to get the property ready for prime buying season?
