Do you all call the listing agent or seller to see if they are motivate and set up a time to see the property before making an offer? Or do you just value all the properties you come across and make your offer. Im new to wholesaling and just trying to work out a few kinks before launching my business

Thank you for taking the time to read this post. I am reading a book on wholesaling and in the book the author suggests that if you want to find cash buyers, go where cash buyers go, which makes perfect sense to me. He then continues on and says auctions are a great place to find cash buyers. So my question is, what are live auctions like? I have found a few on auctions.com, how many people can I expect to be there, and what other ways are there to find cash buyers. I am basically homeless and need to wholesale a property quick to get on my feet again. Thanks in advance!
